Bracknell Forest Retail Study – May 2008
Following a number of previous retail studies of Bracknell town centre, GVA Grimley was instructed in August 2007 to undertake a retail study of the Borough. The study was required to inform the preparation of spatial policy documents under the Local Development Framework, to examine and guide the level of future retail development in the Borough and to assess the impact of that future retail development on surrounding centres.
Accordingly, the scope of the Study was:
- Review the current and projected retail catchment areas of the main retail areas in the Borough;
- Assess the need, scope and capacity for further retail floorspace as at 2011and 2016, and to provide an indicative figure for 2026;
- Identify any shortfalls in provision and suggest how they might be remedied; and
- Identify the impact on surrounding retail centres.
This research is another important element of the background evidence needed to prepare various documents under the Local Development Framework, particularly a review of the adopted Core Strategy and preparation of the Site Allocation and Development Management Development Plan Documents.
The retail study will also assist in the consideration of retail proposals in the town, village and neighbourhood centres in the Borough, particularly those supporting the regeneration of Bracknell town centre.
In summary, the retail study suggests that the regeneration scheme needs to enhance the retail and leisure offer of Bracknell, by improving the comparison goods on offer and the department store provision, but that there is no need to identify further retail development sites in the centres of Sandhurst and Crowthorne.
