Preparation for a pre-application
Before contacting us with your draft development proposals please approach your neighbours regarding your proposed development. All too often the failure to engage with neighbours early on in the process leads to objections that could have been avoided.
You may also wish to include additional information with your enquiry such as:
- photographs of the property
- any letters of support from neighbours
Please note that we reserve the right to reject requests for pre-application advice if you have ignored advice previously given on the same site.
Level of advice
You will need to decide as to what level of advice you require. There are 3 options:
Stage 1 - In principle advice for permitted development enquiries
This will establish whether or not planning permission is required.
Stage 1 - In principle advice for householder proposals
This will advise whether or not planning permission is required and if so whether the proposal is acceptable in principle.
Full standard pre-application enquiry
This will advise whether or not planning permission is required and if so whether the proposal is acceptable - includes a site visit and, where applicable, any comments made by internal consultees.
