Property requirements
For your property to be eligible to rent, it must:
- be in good condition and free from hazards
- have the required smoke and carbon detectors in place, in working order and tested before rental
- have a valid Gas Safety Certificate
- have a valid electrical installation condition report that is:
- free from C1 and C2 recommendations
- has been carried out within the past 5 years
- have an Energy Performance Certificate (EPC) at grade E or above

Submit compliance documents
If you'd like to move to the next stage after we have been in touch, we will need to assess your property. We will also need to gather evidence of property compliance.

Property assessment
The property assessment can be completed quickly if your property compliance is up to date.
If we identify works that need to be carried out, we will provide a detailed list of recommendations. We can also give you information about financial support.
Property inventory
Once we have confirmation of compliance, we will make a final visit to your property to complete a full inventory. This will take place before a contract or tenancy is signed.
Tenant selection
For the Direct Let Scheme, we will provide tenant details and profiles and organise property viewings before sign up.

Direct let rentals
At this point we are ready to get a tenancy agreement signed and give the tenant access to the property. This will be the date where rental liability begins.
Private sector leasing
The lease agreement will be drafted and agreed by both parties ready for an agreed lease start date.
