Eligibility and application

Property requirements

For your property to be eligible to rent, it must:

  • be in good condition and free from hazards (all properties will have an assessment - we can provide information about safety standards and financial support to achieve them)
  • have the required smoke and carbon detectors in place, in working order and tested before rental
  • have a valid Gas Safety Certificate
  • have a valid Electrical installation condition report that is free from C1 and C2 recommendations and has been undertaken within the past 5 years
  • have an Energy Performance Certificate (EPC) at grade E or above - if works are needed to improve the rating, we may be able to provide financial support

Tell us about your property

Submit compliance documents and property assessment

If you would like to move ahead to the next stage after our initial conversation, we will need to undertake a property assessment and collate evidence of property compliance.

If your property compliance is in place and up to date, this stage can be completed quickly.

Copies of compliance documentation can be sent to us by:

  • post: Accommodation Office, Bracknell Forest Council, Times Square, Market Street, Bracknell, RG12 1JD
  • in person during the property assessment

We will give you a full list of what we need including any actions identified from the property assessment. It is unusual for any works to be needed above and beyond the legal rental standards.

Property inventory

Once we have confirmation of compliance, we will make a final visit to your property to complete a full inventory.  This will take place before contracts or tenancies are signed.

For the Direct Let Scheme, we will provide tenant details and profiles and organise property viewings before sign up.

Direct let rentals 

At this point we are ready to get a tenancy agreement signed and give the tenant access to the property.  This will be the date where rental liability begins. 

Private sector leasing

The lease agreement will be drafted and agreed by both parties ready for an agreed lease start date.
