Pre-application advice

Before you make a planning application, we suggest you use our pre-application planning advice service. By using this service, you can check that you are on the right lines before you submit a full application. This could save you time and money, and will improve your chances of having your proposal approved.

We offer different levels of pre-application advice both in relation to extensions and alterations to existing houses.

Mid-application advice

Some applications are not acceptable as submitted but could be made acceptable with further negotiation.

We have a negotiation protocol that outlines how we accept amendments to submitted applications. You can read about our negotiation protocol on our negotiating planning applications page.

In some cases, where further negotiation is needed, the related costs for officer time and re-consultation go beyond what the application fee covers. In these cases we can offer a mid-application advice service. We offer this as an alternative to refusing the application or asking for it to be withdrawn.

This service is offered at the case officer's discretion.

It will only be offered:

  • if the applicant agrees to an extension of time which covers the negotiation period - including any re-consultations
  • in cases where feedback from a pre-application enquiry has been followed but further discussions are needed (perhaps as a result of comments from external consultees)

This service helps you resolve outstanding issues. The case officer will review your revised plans, which will help you create your final versions. These final versions will serve as the basis for the determination of your application. 

Using the mid-application service does not guarantee that we will grant planning permission.

The fee for this service is the same as a follow-up pre-application enquiry. If you are a householder, you will find these fees on the pre-application advice for householders page. If you are a non-householder, you will find these fees on the pre-application advice for non-householders page.

Consideration of additional sets of plans is charged at the additional plans rate.
